TIPS FOR STAGING A SUCCESSFUL HOME SALE

MAKE AN ENTRANCE

You know the saying "You never get a second chance to make a first impression"?

  • Your foyer is the first thing your buyer sees, so make sure it is inviting.
  • Shoes should be stored properly in closets
  • Mail should be stored away and out of sight.
  • Imagine yourself as a buyer walking into a house for the first time.
  • Walk out and back in if you must, what do you see?

GET RID OF CLUTTER

  • Small knick knacks
  • Collectibles
  • Valuable items
  • Allow the buyer to see the amount of space, not your belongings.

REMOVE PERSONAL ITEMS

You want to make sure the buyer can envision living in the space. Remove

  • Photos
  • Trophies
  • Diplomas
  • Etc

CLOSETS

Storage space sells!

  • Buyers will open the closets, so it is an innovative idea to organize and toss out any unused items.
  • If your closets are overflowing, it gives the impression that you do not have sufficient storage.
  •  If you have kids, organize their toys in a storage bin/box. Buyers won't want to see them spread out throughout the house.

CLEAN HOUSE

  • You want buyers to concentrate on the living space, not the dirty counters or unmade bed.  Before a show, make sure everything is neat and clean.

MINOR REPAIRS

  • Buyers naturally expect minor repairs to be completed on a property for sale.
  • If you decide not to take care of them, buyers can use this to bargain, earning a lower selling price for the property.
  • A fresh coat of paint in a neutral color will do wonders!
  • To make a room look bigger and seamless, paint it the same color as the adjacent room Moldings and trims should be painted a fresh white for a crisp look.

OLD CARPETS

  • It is better to have no carpet than to have dirty or worn carpet.
  • If you have wall to wall carpeting, you can either have a professional come to clean or rent a carpet cleaner.
  • If you have great hardwood floors but old rugs, just remove them and show off those floors.  Buyers love hardwood floors!

ADD LIGHT

  • Proper lighting is crucial  to a warm and inviting look.
  • Increase your bulb wattage for a bright look.
  • If you have natural light, do not hide it with heavy curtains/drapes.

FLOWERS

  • Add a bouquet of fresh flowers to add warmth and life to your living space

WHAT'S THAT SMELL

  • Nobody wants to walk into your home and smell the fish you cooked the night before.  Crack a window or two; spray room scent or light a scented candle to absorb odors.  Better yet, bake some cookies and leave them out for your buyers and agents!

UTILIZE YOUR SPACE

  • Any unused space looks like a waste. Emphasize your space with a properly fitting piece of furniture, a plant or chair.

DRESS IT UP

  • Dress your bed in light neutral colored sheets, duvet and pillows.
  • Add decorative towels to the bathroom.
  • If in doubt, go with white; it gives any room a clean, fresh look.

SELLER TIPS

MAKE YOUR FIRST IMPRESSION UNFORGETTABLE:

Buyers decide how they feel about a home within the first 10 seconds of walking in.

Staging isn't decoration - it's strategy!

A properly staged home highlights space, light, lifestyle and value. Buyers make emotional decisions in seconds, and staging ensures those seconds work in your favor.

WHAT TO DO

  • Elevate the entrance.  A clean doormat, fresh hardware, and a well-lit entry instantly signal that the home is cared for.
  • Declutter aggressively.  Less furniture and fewer personal items make rooms feel larger and more inviting.
  • Use warm, consistent lighting. Replace mismatched bulbs and brighten dark corners to create a welcoming atmosphere.
  • Highlight one "wow" feature. Whether it's a view, a fireplace, or a renovated kitchen, make sure the buyer's eye is drawn to the home's strongest asset the moment they walk in.

WHY THIS WORKS

  • A strong first impression creates emotional momentum.
  • When buyers feel good immediately, they're more forgiving of small imperfections and more likely to envision themselves living there.

PRICE WITH PRECISION, NOT EMOTION:

Overpricing is the #1 reason homes sit on the market.

Buyer's today are data-driven - they know when a home is priced correctly.

WHAT TO DO

  • Review of recent comparable sales within the last 90 days
  • Adjust for upgrades, condition, and neighborhood micro-trends
  • Price strategically to attract multiple buyers, not scare them off

WHY IT WORKS

  • A well priced home creates urgency, increases showings, and often leads to  stronger offers

DEEP CLEAN LIKE A LUXURY HOTEL

  • Buyers notice everything - especially cleanliness. A spotless home signals quality and care.

WHAT TO DO

  • Professionally clean carpets, grout and windows
  • Remove odors from pets, cooking and smoke
  • Keep surfaces, appliances, and bathrooms hotel-level clean

THE FIVE CORE STAGING TRANSFORMATIONS

Living Room Transformation

Create a space buyers can imagine living in:

The living room sets the tone for the entire showing. Clean lines, warm lighting and intentional furniture placement make the space feel larger and more inviting.

TIPS:

  • Remove bulky furniture
  • Add neutral decor
  • Use lighting to brighten dark corners

Bedroom Transformation

Turn the bedroom into a restful retreat:

Buyers want to feel calm and comfortable. A staged bedroom should feel like a boutique hotel - clean, soft and serene.

TIPS:

  • Use white or neutral bedding
  • Add symmetry with matching lamps
  • Clear all personal items

Kitchen Transformation

Modernize the Heart of the Home:

A staged kitchen signals cleanliness and value. Even small updates - decluttering, lighting, and decor - can dramatically elevate the space.

TIPS:

  • Clear Countertops
  • Add fresh fruit or greenery
  • Update hardware for a modern look

Bathroom Transformation

Create a Spa-Like Experience:

Bathrooms sell homes when they feel fresh, bright, and luxurious. Staging turns a functional space into a personal retreat.

  • Use white towels
  • Add candles or flowers
  • Keep surfaces spotless

Exterior Transformation

Boost Curb Appeal - The first impression starts outside:

A buyer decides how they feel about a home before they even step inside. Exterior staging creates a welcoming, polished look that sets the tone for the entire showing.

TIPS:

  • Fresh Landscaping
  • Clean Walkways
  • Modern lighting and house numbers

Staging Checklist:

INTERIOR:

  • Declutter every room
  • Neutralize colors
  • Deep clean all surfaces
  • Maximize natural light
  • Add modern, minimal decor

EXTERIOR:

  • Trim bushes and trees
  • Add fresh mulch
  • Power wash siding and walkways
  • Repaint front door
  • Add seasonal plants
